White City Place welcomes a new early-stage science incubator, Wilbe Labs, partnering with Stanhope to create flexible laboratory space for growing biotech and life sciences companies.
The new 11,854 sq ft incubator at WestWorks will provide ready-to-use lab space for start-ups, alongside laboratory services supporting a further 24,000 sq ft of growth space at MediaWorks. Together, the facilities are designed to help science companies grow from their earliest stages through to scale without needing to move elsewhere.
Wilbe Labs, part of science venture capital firm Wilbe, will occupy part of the fourth floor at WestWorks. The incubator will include ten private CL2 wet labs and a shared laboratory, offering flexible space ranging from a single bench to suites between 200 and 1,000 sq ft, alongside office space and meeting rooms.
At MediaWorks, Wilbe Labs will also support larger, lab-ready suites ranging from 4,000 to 10,000 sq ft, allowing companies to expand within the same campus as their teams grow.
The new facilities respond to strong demand for fully managed, ready-to-use lab space in London, particularly from early-stage science companies that want to focus on research rather than building and
Fabrizio Nicola-Giordano, Co-Founder, Wilbe Labs, said: “We’re delighted to join the growing STEM community at White City Place, offering early-stage innovative science companies immediate access to high-quality lab infrastructure without the cost and delay of building from scratch. Our role is to remove the operational burden of running a laboratory so founders can focus entirely on advancing their research and products in a collaborative environment surrounded by other exciting companies. managing their own labs… We are not just offering labs; we are offering a front door into one of London’s most dynamic science communities.”
Lara Samworth, Leasing Director, Stanhope PLC, said: “White City Place has established itself as one of the UK’s leading destinations for science companies, home to global biotech companies alongside world-class universities and a wealth of creative and STEM talent. Wilbe Labs creates a place where the very earliest-stage science founders can plug into that ecosystem from day one. A start-up can now begin at a single bench at WestWorks, expand into a dedicated lab suite and ultimately transition into larger space within MediaWorks or elsewhere across the campus. That is a genuinely compelling proposition for the growing life sciences and biotech sector and one we are delighted to offer at White City Place.”
The labs will be fully equipped with specialist scientific infrastructure, including biosafety cabinets, fume hoods and incubators. Wilbe Labs will also manage day-to-day operations, including health and safety, equipment oversight and laboratory services.
The incubator is expected to support 10–15 early-stage companies, with teams ranging from individual founders to groups of around 15 people at WestWorks. As companies expand, they will be able to move into larger space at MediaWorks.
The space is now fully fitted out, with the first companies expected to move in from March 2026.
